A courtesy officer is a lease concession, not a security program

The live-on-site courtesy officer is the default in a lot of Louisiana multifamily: a resident gets a rent discount for being around. It is cheap, and it has three structural problems. The coverage disappears the day that resident moves out. There is no documentation, so an incident produces a conversation rather than a record. And when something goes wrong, your insurer discovers you had an untrained, unregistered resident acting in a security role on your property.

A scheduled post is the opposite on all three counts: it is on a contract rather than a lease, every shift produces a report, and the officer is covered by our general liability and our workers' compensation rather than being an exposure you did not price.

Post orders written from your lease, not from a template

The enforcement questions on a residential property are lease questions: guest policy, quiet hours, pool hours, parking and towing, who may be in the amenity spaces and when. An officer who does not know which of those you enforce will either over-enforce and cost you a resident, or under-enforce and cost you the point of having them.

So we build the post orders from your lease and your community rules, name the escalation path, and specify exactly what gets a call to you, what gets a call to the non-emergency line and what gets 911. Then the officer reads and signs them before the first shift.

Turnover, holidays and the parts of the year that are different

Residential risk is seasonal in ways that are knowable in advance. Student-adjacent properties turn over almost entirely in a few weeks. Holiday breaks empty buildings full of belongings. Package theft has a season. Move-out weekends put strangers with hand trucks in every hallway, legitimately.

A coverage plan that is flat across the year is either overspending for ten months or underspending for two. We would rather write a schedule that moves with the calendar, and we would rather tell you to reduce coverage in a quiet stretch than let you pay for a post nobody needs.
